The developer and investor of an office building now has a whole different set of parameters to deal with. Hybrid working is here to stay, although clearly there is a trend back to working in an office setting, at least on a part time basis.

The ‘new’ office model demands that buildings demonstrate strong environmental credentials, flexibility, an inviting / attractive ‘look and feel’ in terms of its interior spaces, along with being part of a destination where work and play (and even living) can seamlessly blend. 

Green Buildings + Sustainability 

Real Estate, the biggest carbon user and abuser, has a pivotal role to play in environmental sustainability – evidence demonstrates that we need to be regenerative and go beyond net-zero, but that we are going to struggle to achieve this target. Future office buildings must be designed and built to the very best environmental credentials in order to be a viable proposition for investors and to attract and retain occupiers. 

Occupier demand for ‘greener’ buildings means that the environmental credentials are positively correlated with the commercial returns. But what do we then do with existing commercial stock that cannot be retrofitted to compete with this new stock?

Technology + Innovation

Technologies to record the data, feedback insights and manage the operational side of offices, is integral to the success of real estate schemes. As is innovative materials and systems that make energy use efficient and aligned with reducing embodied as well as operational carbon. 

Technology and innovation, however, need to be seamlessly integrated in developments, to ensure the human connection to the place remains. Property is nothing without the people inhabiting it! Property can be valued as more than the land it covers – it is also what is inside the building. This is where the creative and cultural sectors can play an important role – delivering places that go beyond the traditional offices of the past and generate vibrant destinations that will attract employees back to the office.

Blended work models + Destinations

And, what about quality design? Would we choose de-carbonisation over good design? Humans, not robots (currently!) occupy buildings, and emotions, connectedness, and other facets that create a desirable destination come into play. The social interplay and trend towards a more mixed use / blended work model is becoming evident, and hence, how we design and build new places and regenerate existing places, is clearly shifting.
